Skidmore Realty finalizes an application within 2–5 business days after the $50 application fee is received. Every adult (18+) who will live in the home submits a separate application.

Skidmore Realty looks for gross household income of at least three times the monthly rent, no felony convictions or evictions in the last five years, no late rental payments in the last two years, no open collection accounts, and no more than two occupants per bedroom. Applicants with weaker credit may qualify with a security deposit of up to 1.5 times the rent.

Skidmore Realty's security deposit equals one month's rent. Pet deposits are $100–$250 per pet and are non-refundable; assistance animals are not charged a pet deposit. Applicants upload a photo of each animal, or a doctor's note for an assistance animal, with the application.
